The Problem: Property Not Selling? Maybe we can help
Post available in: English
There are several reasons why otherwise prime real estate gets no interest from qualified buyers.
Is it priced for the market conditions? ( market values keep changing up and down )
Is it easily accessible to be viewed?
Is it being advertised in the logical target markets?
Does the quality of marketing represent the quality of the property? ie is it repressed by high-quality media that has been edited professionally? Here is an example from Cafayate, Argentina.
Is the real estate salesperson experienced in selling your property type? If not, this could mean they are missing opportunities to sell due to inexperience, lack of skills or availability or, in many instances, just plain indifference.
Does your salesperson have strong social media advertising skills? If they do, they will be able to tell you your target market and how to reach them.
Is it being advertised in the wrong language for its target market?
Has it been overexposed already? I.e. Too long on the market; thus, has it gone stale?
Are you looking at your property with Vendor’s eyes rather than a Buyers? ie buyers look at facts, independent reports, independent valuations, etc.
Are there any legal or personal impediments to a clean sale? i.e. Succession family issues, tax issues, maintenance issues.
If the property is owned by multiple owners, has one person been appointed to manage the sale or do brokers have to deal with a committee?
